The reconstruction is not undertaken on a massive scale, as is the case in many cities. In response to the specific wishes and requirements of creative and new-economy professionals, each lot is individually adapted for its future user. The transformation did not attempt to force the area into a restrictive architectural corset. On the contrary: the resulting vibrant architectural diversity contributes to the area's unique creative atmosphere. Only in the Speditionstraße subzone was the first phase of urban planning put out to competition.
Warehouses now listed as historic monuments have been fitted with media high tech, old rooms are bright with new equipment. Despite all the reconstruction work the harbor atmosphere can be felt everywhere. Not only the commercial harbor with its quay walls, stairway installations, cast-iron bollards and wrought-iron railings dating from 1896, but also the track systems of the old truck loading yard and the cranes that served them are listed as historic monuments.
